1. **Quiet Hours & Noise:**
- Quiet hours begin at 10pm to respect neighbours. Noise travels easily to the downstairs apartments, so please be considerate.
- Remove your shoes indoors to minimise noise.
- No parties, events, or loud gatherings allowed.
2. **Guests & Visitors:**
- Only registered guests are permitted. Maximum overnight occupancy is 5 people.
- No unregistered visitors or guests allowed. The lockbox code must not be shared; visitors should be notified to the host upon arrival.
- We do not accept third party bookings.
3. **Arrival & Departure:**
- Notify the host of your arrival and departure on the day of check-in and check-out.
- Your comfort is our priority! If anything's not quite right when you arrive, please let us know immediately so we can fix it.
- We supply you with the initial stock of consumables but we do not refresh/top-up these supplies during your stay.
- If any issues arise during your stay, notify the host immediately for resolution. Post-checkout complaints without prior notice may not be considered.
4. **Smoking, Substance Use & Fire Safety:**
- Smoking is prohibited indoors. Smoking is only allowed in the outside courtyards.
- No excessive alcohol consumption, illegal drugs, or use of live flames (candles, sparklers, incense, etc.).
5. **Cleanliness & Rubbish Disposal:**
- Please dispose of rubbish in our outdoor council bins at the rear of our property in Mort Lane behind which is visible from the Kitchen window & runs off Ridge Street which is the next street over. (Red is for general waste, Yellow is for recycling).
- Garbage collection is Wednesday. If you are in the apartment on Tuesday night you can put your garbage in the council street bins directly outside.
- Wash and store all dishes before checkout. Basic cleaning supplies are provided, and a departure only cleaning fee is included but if the place is left in an excessive mess, we may need to charge for additional cleaning.
- Please cover all food before putting it in the microwave
- Fresh linens are available for self-service during longer stays.
6. **Pets & Children:**
- No pets allowed.
- The property is not suitable for children under 5 unless they are particularly quiet.
7. **Security & Keys:**
- Ensure all doors and windows are locked when you leave, and keep the outside gate closed.
- Please look after your key. Lost keys will incur a $160 fee for replacement.
- No responsibility is taken for guests’ personal property while on the premises or left on the premises after check out.
- Please report any breakages, damage or lost keys immediately. The guest reserving the premises agrees to be responsible for any loss or damage (including lost keys). Damages exceeding the security deposit amount must be paid by guests and will be reported to the booking platform.
8. **Electricity & Appliances:**
- Turn off all lights, air conditioning, and electrical appliances when leaving the apartment.
9. **Technology:**
- Sign out of personal accounts (e.g., Netflix) on the Chromecast before departure.
10. **Checkout:**
- Checkout time is 10am. A self-checkout process is available. Please leave the apartment tidy, wash and store dishes, and dispose of rubbish.
- Cleaners arrive after 10am. Late checkout incurs a $100 per hour fee unless pre-approved. A 1-hour grace period may be provided.
11. **App Recommendation:**
- Download and log into your booking platforms app for easy access to booking details and communication with your host.
