Welcome to our one of a kind, 1972 Bermed Earth Home, affectionately known as the Hobbit House!

This is not your typical Airbnb or house; it's an architectural relic, recognized by the Wisconsin Historical Society, and is
a unique experience waiting to be discovered.

Nestled on 3.6 acres, in the picturesque town of Riverfalls, Wisconsin, with its charming downtown shops, and proximity to scenic walking paths; this extraordinary dwelling offers so much more than just a place to stay.

Our House Rules were written in anticipation of our Guest's chronological needs, while staying in this unique home.

Thank you for allowing us to provide you with the info, tips, and hacks to keep this amazing relic preserved, and to set you right up for this unique experience.

Thank you in advance for your cooperation and strict adherence to the following.

Please read ALL rules, The House Manual, and the Listing. I promise it's worth it, and will help make sure expectations are accurately set.

OCCUPANCY
Maximum occupancy is 4 guests

A Rental Agreement will be sent to you via email once you have booked. Your booking is not complete until you sign the rental agreement and provide your Government ID to us and to Superhog, a third party we link you to. They will ask for your ID, photo, and $35.00. We ask that you sign the Rental Agreement immediately upon booking to secure your booking. Please note: Pseudo names and alias usage is not permitted. No 3rd party bookings. The name on your reservation must match your Government ID. If we need to cancel and refund you because you did not fill out the rental agreement within 24 hours, you will not be refunded credit card processing fees of 4% of your booking total.

*ARRIVAL:
Turn LEFT at the top of the driveway.
Our lovely neighbor deserves privacy and quiet, so don't miss the views to the -LEFT- through the pine trees, with the Hobbit peaking through.....as you drive up the inclined driveway.

WHERE DO I PARK MY VEHICLE?

Maximum 3 cars/trucks/motorcycles/Sprinter-no unregistered inhabitants are allowed to stay in any motor vehicles.
NO LARGE MOTORHOMES (you won't be able to park)
Park anywhere from the lit dead-end, at the north end of the driveway. Do NOT park south of the footprint of the house. Park as North as possible at all times.

YOU MUST BE ABLE TO NAVIGATE LONG NARROW INCLINED DRIVEWAY, AND DRIVE BACKWARDS.

It is one way in, and you will back out single file, and can flip around at the fork. There is no place to turn your vehicle around. You must be able drive backwards 200 feet and flip your car around at the mouth of the driveway (see diagram) Again be sure to stay out of my neighbor's property--Don't go past the brown garage and you're fine.

*WINTER GUESTS--DRIVEWAY IS SLOPED AND 4 WHEEL DRIVE IS NECESSARY TO GET UP THE DRIVEWAY. WINTER TIRES RECOMMENDED. NORMAL CARS CANNOT GET UP SNOWY INCLINED DRIVEWAY. REFUNDS WILL NOT BE PROVIDED IF YOU BOOKED AND CANNOT GET UP THE DRIVEWAY. 4 WHEEL DRIVE SHOULD HAVE NO TROUBLE SNOW OR SHINE. YOU ARE NOT PERMITTED TO PARK ON THE STREET LEADING UP TO OUR DRIVEWAY. PLAN ACCORDINGLY. Sorry for the strong language; we want to set you all up for success.

ARRIVAL
NO outside shoes allowed indoors. The next Guest thanks YOU too.

*TIP: Please pack indoor shoes OR slippers conveniently, to switch your shoes upon arrival. Bare feet and socks permitted, just helping you plan.
Failure to uphold this rule puts undo wear and tear on our cleaning machines, and creates additional labor to clean aggregate flooring. $200 WILL BE CHARGED FOR ADDITIONAL CLEANING IF EXCESSIVE OUTDOOR DEBRIS IS FOUND INDOORS.

*Please note: this is an uneven aggregate floor, and it will never pass the "white sock test" but it is vacuumed and Bissell steam cleaned with non toxic disinfectant between each booking.

*Do not open built in hall closets, mechanical/laundry room doors, or built ins in the living room or bedrooms. They are strictly off limits.

LUGGAGE
DO NOT place your luggage or belongings on the built ins in the living room or bedrooms. Any damage to the original woodwork will be charged back to you. You may use outlets for cell phone charging located on the built ins. but do not place anything other than a phone and be mindful of sharp phone-ware.

Permitted doors to LOAD YOUR LUGGAGE INSIDE:
*Main Entrance-North side
OR
*North bedroom suite (Located above Main Entrance, eastward up the hill) Bedroom door kept locked, so you will have to enter the Main Entrance, and then unlock North bedroom suite from the inside. Read on....ABOUT YOUR BELONGINGS.

We recommend you pack lightly as storage space is limited. Additionally, you will be climbing a series of stairs, covered with pea gravel and rocks, to enter the home. Due to weight and bulkiness, we recommend against large suitcases, though they aren't prohibited. Suitcases DO NOT MOVE SMOOTHLY through gravel, so plann on lifting the suitcase from your car to the house over uneven surfaces. PLAN ACCORDINGLY.

DO NOT WRECK OUR GRAVEL PATHWAYS. Normal walking and carrying suitcases by hand is OK.

Do not drag suitcases through the gravel pathways

No Horseplay inside or on gravel paths.

You can enter the home through the Main Entrance OR North Bedroom suite with your luggage. If you are not confident navigating through tight corridors with your luggage, consider loading in through the North Bedroom instead. *YOU WILL BE HELD RESPONSIBLE FOR SCUFFING THE WALLS WITH LUGGAGE.

*WHERE CAN I PUT MY LUGGAGE & BELONGINGS?
4 luggage racks are in each provided in each bedroom suite.
*TIP* Use 2 luggage racks for one large suitcase.
CLOSETS located on bed platforms are outfitted with hangers and for your use for your jackets, etc...

Suitcases are permitted on the floor in lounge
Suitcases NOT permitted on bed platforms unless storing upright in closet
No suitcases on beds

*WHERE DO I HANG MY WET TOWEL?
Closets located on bed platforms each have your complimentary towels hanging on the TOWEL RACKS you will use to hang your towel after showering.
Refrain from using built in original towel racks in bathrooms except for hand towels provided there.

SEPTIC TANK-Plumbing
Do not flush anything other than human waste, and one ply toilet paper down the drains or toilets.
Don't flush or allow hair to go down drains
Do not take excessively long showers; don't rush.
Don't allow food to go down drain in Kitchen
No Hair Dying allowed
Two rolls of SINGLE PLY toilet paper per bathroom are provided as starter rolls. You must supply any additional toilet paper.
1 PLY toilet paper only -DO NOT FLUSH 2 PLY DOWN THE TOILET.

BATHROOMS
When you shower, be gentle with the temperature valve you use to turn the water on and adjust the temperature. We believe they are original or at least 30 years old. They work great, but handle with care, they're old as can be and we have to channel open FOAM to replace.

*TIP Gently but firmly pull valve Straight Outwards...DON'T pull at an angle.

ALWAYS use the bathroom ventilation fans while showering
*TIP They're great for added privacy too! We have recently updated them to keep those areas fresh and de-humidified.

An acqua non-slip mat provided the bathtub.

DO NOT TOUCH FLOWERS IN BATHROOMS
NORTH BATHROOM
Don't allow water to sit on wood floor. Bath mats provided along with hanging racks to dry them.
*TIP it collects near tree stump if you reached for soap there.

*SOUTH BATHROOM
This bathroom has some additional towel hooks right by the threshold of the shower......look up.

➩ Bicycles, motorcycles, scooters, or other transportation equipment other than collapsible wheelchairs are not allowed in the home.

➩ Smoking, vaping, the burning of incense, or diffusing of oils by guests, including cannabis or its derivatives, whether or not for medicinal use, is prohibited. These odors are difficult to eradicate, and may be offensive to subsequent guests, who may cancel and be displaced of lodging. A $375 fee will be assessed for each violation.

➩ Use of dyes, solvents, bleaches, or other harsh chemicals, whether for hair, clothing, or crafts, is prohibited on the property. These chemicals (such as ammonium thioglycolate, commonly found in hair perm products) leave offensive odors or will permanently ruin linens, towels, furniture, flooring, and fixtures. Likewise, guests may not use provided towels for wiping or absorbing tinted tanning lotions, sprays, grease, oils, solvents, or dyes.

➩ Guests shall closely supervise children around furniture that is vulnerable to damage (e.g., wooden tables that can be damaged by metal or plastic toys, or leather couches that can be scratched by metal or plastic toys).

➩ Operating of any aerial aircraft or drones from the property is prohibited.

We have installed exterior security cameras for the safety of both guests and property. These cameras are actively recording both audio and video around the perimeter of our house but have no ability to see inside any of the windows or doors or any interior space, only the yard towards the driveway. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever and fine of $500.00


KITCHEN

USE THE rack to hold pot tops, chopping boards, and refrain from ever leaning cookware up against the Hobbit walls.

If you splash the hobbit walls with any food, no biggie, just use paper towel and hot water, ASAP

Do not allow coffee grounds to run down the drain. Empty coffee grounds thoroughly in the garbage can.

Do NOT open the kitchen cabinets with wet hands (original wood pulls get warn) Hand towels on rack provided, along with paper towel starter roll.

Do not put French press directly on stove burners. Instead boil water using electric kettle and pour into french press. Newbies you're welcome. Experts shush.

Make sure to always turn off burners when not in use.
