As hosts, we ensure a comfortable stay, but please note this is a privately owned home, not a 5-diamond hotel. You may encounter mismatched towels or bedding due to normal wear and turnover, but a full, clean set will always be provided. While we maintain high standards and address concerns promptly, upgrades, improvements, and cleaning preferences are at the homeowner’s discretion.
To keep cleaning costs reasonable for guests, a standard cleaning that meets industry norms is provided. If you need a deep cleaning for medical or personal reasons, we can coordinate this for an additional fee. Deep cleaning takes 6-8 hours and can be scheduled before or after your arrival, subject to availability. Late checkouts or same-day check-ins may impact scheduling, so advance notice is appreciated. As hosts, we work within these parameters to ensure the best experience for you and the homeowner.
1. Door codes are only released to the person who booked, and a valid government-issued photo ID is required. Once your reservation is confirmed, you’ll receive access details by 9 a.m. on check-in day, in line with safety and privacy protocols.
2. All guests sleeping in the home must be accounted for in the reservation. This practice enables us to provide an ample supply of toiletries, towels, and other essentials tailored to the total number of guests booked for the home.
3. No parties/events. This is not a party house; if this rule is not followed, a $200 Security Deposit will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
4. Not for commercial use or special occasions without pre-approval. We will consider your request if you notify us in advance. Failure to inform us in advance will lead to termination of your reservation, and a $150 Security Deposit will be charged or the cost of damages, whichever is greater.
5. This residence maintains a smoke-free environment. However, if smoking or vaping is unavoidable, kindly do so off the premises and responsibly dispose of cigarette butts. Any evidence of smoking/drugs/cigarette butts within the unit or common areas will result in a $200 charge or the cost of damages, whichever is greater, and eviction from the unit.
6. Small dogs (2 max), under 20lbs, and potty trained are welcome. Clean up any feces immediately to prevent damage to floors or turf. Crating is required for pets left alone. A $25 per pet per night fee applies. Failure to clean up backyard feces prior to departure incurs a $150 fee. Any pet-related damage or cleaning costs will be charged after checkout. No puppies under 1 year; dogs must be spayed/neutered, well-behaved, and leashed outdoors to protect wildlife, other dogs, and neighbors.
7. Excessive noise or loud music. Quiet hours in Peoria begin at 10:00 pm. If any continued noise complaints are reported by neighbors, a $150 Security Deposit will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
8. While we strive to accommodate our guests, early check-in is subject to prior booking reservations and the cleaning team's schedule and is not guaranteed. To secure an early check-in, we suggest making a reservation for the night prior to your arrival.
9. Guests take full responsibility for any accidents, injuries, or illness that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
10. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to city water, power, or internet outages or maintenance, etc. (ex. A.R.S. § 33-1361, the landlord has 5 calendar days to make adequate air conditioning repairs). For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. The guest will be responsible for the costs of any repairs or problems caused by the guest's actions or due to the guest’s failure to immediately notify the host.

12. The Home Rules Book must remain within the property premises. If missing, you will be held accountable for covering the reprint cost of $85.
13. The driveway fits two cars, and guests needing extra space can use the garage. Access is controlled by the remote on the garage wall for entry and exit. NOTE: Street parking is always free until 10 pm, and neighborhood watch is always in full effect. Cars that remain on the street after 10 pm are subject to HOA flagging (via a violation note on the vehicle) that counts as a strike against the homeowner. In the event of a violation notice, your VRBO account will incur an additional charge of $40 per violation following your checkout. If you or your guests anticipate multiple vehicles, like service vehicles, big trucks, or vans, during your stay, please explore nearby overnight parking options. In relation to recreational vehicles, such as boats, campers, utility trailers, and motorhomes, the city of Peoria permits a 24-hour period for loading and unloading or general maintenance. After this time, these vehicles must be removed from public view. Peoria City Code Sec. 14-110 and Sec. 14-111
14. Shoes are allowed in the home; however, to protect the carpet, the homeowner kindly requests guests avoid wearing shoes on all carpeted areas. Stains or dirt from shoes may result in an additional cleaning fee after check-out, based on the cleaning team's assessment.
MAIL AND PACKAGE DELIVERY RULES: While we strive to accommodate your needs, we kindly ask you to adhere to our mail and package delivery policy outlined below:
Permitted Deliveries: We understand the convenience of Amazon deliveries and are happy to welcome them within reasonable limits. Please Remember: Update the Amazon App's "Delivery Instructions" to Specify Front Door Drop-off. Food Deliveries: Feel free to order food deliveries during your stay for your convenience.
Not Permitted: We regretfully cannot accommodate mailbox deliveries to this rental property. Registering bank accounts, credit cards, and similar activities are not allowed. For mail, please arrange alternatives. Use UPS, FedEx, or the post office for packages, as all mailbox deliveries can't be accessed. Thanks for your cooperation in ensuring property integrity and a seamless experience.
FIRE PIT USAGE: For your safety and protection, the fire pit should only be used on the concrete surface. We strongly caution against using a fire pit on the artificial turf, as this poses a significant risk of fire hazards.
THE PUTTING GREENE: This backyard has been artfully transformed into a mini golf haven. This creation reflects the homeowner's devoted commitment to providing an unparalleled experience for our cherished guests. Perfect your swing and revel in the joy of friendly competition on this miniature golf adventure.
A Plea for Cherished Respect: Putting Greene has been lovingly designed to create lasting memories and elevate your stay to a new level of enjoyment. We kindly ask all guests to treat this space with the same care and reverence that went into its creation. For pet owners, we kindly request your assistance in ensuring the integrity of the mini golf course. The artificial turf has been meticulously set to create an immaculate surface, and we urge you to prevent your pets from digging holes that could disrupt its beauty and functionality. In consideration of the well-being of all guests, we emphasize the importance of immediate action should your pet leave waste on the artificial turf.
Urgent Clean-Up for Collective Well-Being: Should your dog urinate on the artificial turf, kindly use the outside hose to water down the affected area. Should your beloved pet accidentally leave waste on the turf, we implore you to address it promptly. Neglecting to clean up pet waste, requiring the cleaning crew's intervention, will result in a sanitation fee billed after check-out. This negligence can potentially transmit troublesome and even life-threatening health conditions to other guests' pets.
