"Family Ties" by Holiday Beach Rentals is a 5 bedroom, 5 bath home located right across the street from the world's most beautiful beaches. This home features a new game room, new flooring throughout and walkout balconies on both the second and third floors. Offering perfect views of the beach, this home is located on the quiet west end of Panama City Beach away from all the hustle and bustle, offering you a relaxing beach vacation experience while still being close to all Panama City Beach has to offer.

We've recently remodeled the entire garage and turned it into a fully enclosed game room with an indoor shuffleboard table, pool table, mini fridge, barstools, and a large, mounted TV. This entertainment area was designed to be "the hangout" area during your beach breaks and for nighttime fun! Also located in the game room is a quick side access door that will lead you all the way out to the backyard pool and grilling area.

"Family Ties" has a pergola covered backyard dining space with seating for 6 plus its own Komodo Joe grill. This is also where the pool gate is located which opens to a large community-style pool ranging from 3-5ft deep. There is a shared pool deck area which is the perfect place to soak up the sun while staying near your own back door.

Just inside from the garage is a queen room as well as a multi queen room (2 separate queen beds). Each of these rooms are connected with a quaint Jack & Jill bathroom. For added convenience, the indoor elevator is also located on the ground floor which really helps when moving luggage, unloading groceries and just about any time the stairs become a little too much.

Up on the second floor is your main living, kitchen, and dining area. Its open concept is perfect for hosting your entire group around the fireplace while having plenty of room to spread out. The fully equipped kitchen offers spacious counterspace and stainless-steel appliances while also seating 4 at the eat-in bar area. The indoor dining table has enough seating for 8, plus the outdoor high-top table has an additional 8 seats. The balcony on this floor is perfect for watching the stunning sunsets that Florida is known oh-so-well for! Back inside (and down the hall from the kitchen a bit) is another new addition - the kid's room! With 4 queen-over-queen bunk beds, gaming stools, built-ins with puzzles and things to keep anyone with an imagination fully engaged. This room also has its own en-suite with a large vanity and shower/tub combo.

The top floor features an impressive beach view suite, complete with a king-sized bed, sitting area, en-suite, and private furnished balcony. When you're up this high, the only thing you can see and hear are the waves crashing onshore. The last bedroom on this floor faces the pool and has a king bed with an en-suite bathroom as well.

A FEW THINGS TO MAKE NOTE OF:

There is an indoor elevator equipped in this home to help quickly and conveniently navigate between floors. This is very helpful for anyone that may have a difficult time with making the track up each flight of stairs.

"Family Ties" shares a large backyard pool and deck with 3 neighboring private homes (ranges between 3-5 feet in depth). In addition, it includes its own private partially covered back patio with a Green Egg charcoal grill and dining table for 4 plus 2 additional seats at the bar.

Pool gate is locked! The pool gate key (attached to a blue strap) is located on the table in the first floor hallway. A $50 fee will be charged for any lost or unreturned keys.

"Family Ties" does not have direct beach access from the house. Public Beach Access is just a short walk across the street!

"Family Ties" Requires a 7-Night Minimum Stay for All Reservations During the Check-in/Checkout Schedule Below:

2025:
Summer: May 24 - August 2 (Saturday - Saturday)
Fall Break: September 27 - October 11 (Saturday - Saturday)

A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. A credit card is required to be put on file. Some other important items to remember:

No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.

No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.

Age Requirements: Primary Guests must be 25 years of age or older. Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time.

Listings / Pricing: All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.

Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.

Overall, the stay was good. We had an issue with the air conditioner the first night, but it was fixed quickly when we called the next morning. The layout of the house was great for a large group, and the beach was easy to get to. The pool was our biggest disappointment. The pool itself and surrounding area appears unkept and needs some work. We only got in the pool one evening during our week stay.

Excellent family fun by the beach
Amazing space for family of all ages to have such great fun! The views from the balconies we're amazing and a great spot to relax. The game room was clutch for the younger children to keep them entertained. The main level was a great space for the family to hang out together while we cooked and ate. The pots and pans provided were great quality and we found everything that we needed. The bedrooms were spacious and comfortable. And you really do just walk outside across the street and you're on an amazing stretch of beach. The property managers were so responsive also. Highly recommend this property!
