Here's what you'll find:

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport?s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade. Note: This home is conveniently located along the peninsula?s main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information

DISCLOSURE:
This is an upstairs unit which requires using stairs to access the main and only entrance to the unit. The landing at the top of the stairs is narrow. 

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Tremendous Bay View Upper Unit, Quick Walk to Beach
The location of this property is amazing, and you look out at the bay and lighthouse (the restaurant of which is great!). And, it is only one house row from the beach, so getting out to the surf is very easy! And, with the parking, you don't have to worry about getting that in the always busy Balboa!The challenges - the parking is one slot (typical) but uncovered, which is not a huge deal. It shares the lot with 2 other spots, and this spot is by the trash cans, so you have to navigate that. The only access to the unit is via stairs, which are a bit steep, and the first time you access you have to show your ID along with your face to the digital doorbell. There is 1 bathroom off the entrance, which wasn't a problem for me but if you have several people that could be an issue. The carpet is a little worn and the vents are somewhat dirty but I think the property is priced accordingly. But the deck off the front looking at the bay/lighthouse is so nice as well as the access to the beach, it is hard to really complain about anything else - those are just things I'd want to know before booking!

Newport near beach and marina
Great boogie boarding, basketball and volleyball on the beach. Saw dolphins clise to shore several days. Not a fancy place to stay, but perfect for a family of 4 with the bunk bed and separate bedroom. Small living room. Good deck facing the marina, but not really a view of the water, hidden by trees. We were able to park our medium sized suv, so it worked nicely.

Our family of four(3 and 4 year old) had a blast staying here! Our first family beach trip and we got to stay within walking distance to beach. Felt safe and plenty of things to do within walking or short drive distance. Would highly recommend!

Great location & family place
We loved being 1/2 block off the beach, with restaurants and coffee shops/the pier a short walk away on the boardwalk. The deck was on a busy street, but the railing blocked the view of cars so it was still relaxing and private. The place was small but cozy, just what we expected- perfect for a small family. Kitchen was well stocked with everything we needed (and spices/coffee filters-which was so nice to not have to buy our own). Was nice to have beach chairs left for us by the rental company and there were beach toys for our kid in the unit as well. We went to the nice park at the marina across the street and enjoyed relaxing here after a few days at Disney. Included parking was easy behind the unit and we rented bikes for 2 days and kept them locked together in the back by the parking area/back of unit. Late April and it wasn't too hot or cold inside with a few windows open. The only thing that would be nice would be a throw blanket or two for sitting outside at night or being cozy on the couch while we watched a movie. We would definitely stay here again.

Relaxing and convenient
The unit was centrally located on the peninsula. Check in was a breeze. Tight but convenient parking in the back. Beach a block away. Had all the cooking tools you could need. Very good communication with the owners. Had a great time.

We had a great time in Newport Beach. This place was the perfect location to the beach and restaurants. The only downfall was one of the neighbors had a dog that barked all day starting at 6:30am everyday. We will be back for sure!

Had a great stay, but the kitchen ceiling leaked every day I was there. There was a tarp on the roof that looked like it was mostly blown off. Property manager communicated this to me ahead of time and was great while I was there.

homey and sweet beach property
We loved our stay here. The beach is very close with nice clear walkway to put you straight at the sand. The home itself had everything we needed for our stay. We stayed during a heat advisory and the home cooled off very quickly with the breeze and a couple fans. No a/c needed. The kids LOVED the VHS and movie collections as well as the TV and seating out on the patio.

Great location!
The location and patio of this property were perfect! We went on a girls trip and wanted a place to relax close to the water and this place hit the mark. The only negatives were that it didn’t have air conditioning and it was a bit loud with the windows open at night. The beds and pillows weren’t the greatest either, but overall it was a great stay!

Great location…smaller than it looks
We loved being only 200 ft (and one row of houses) from the beach. And the apartment was certainly clean. A few considerations: beds were hard, the space is small/compact, Street noise is very noticeable, and parking is problematic if you have more than one car. We had four adults and definitely felt a bit crowded. If stairs are challenging for you, getting in and out of this second-story apartment would be very challenging. Do note that the designated parking for the unit is not on-site, but conveniently located across Balboa Blvd…in a semi-private parking lot.
