About this space
An outstanding opportunity for an extended family holiday or bride and family.
This beautifully presented house in Gretna is brand new to the short let market and has it all, with 7 large bedrooms each with private ensuite, it will sleep 14 guests comfortably and is a rare find for the area.
Extensive gardens, patios & hot tub (installed 11 July 2023) along with open fires for a warm welcome in cooler months, make it the perfect getaway that everyone can enjoy no matter the time of year!
The space
THE HOUSE
Arrive at Ardurned via the electric gated entrance and you will be greeted by the impressive house and gardens.
Enter the property via the main entrance porch to find a large spacious hallway with your first glimpse of the beautiful crafted double staircase.
GROUND FLOOR
KITCHEN:- You will find a spacious, fully equipped and beautifully presented kitchen with large table that will seat 14 guests comfortably, the perfect setting for breakfast, a light lunch or full evening meal you will find everything even the most demanding chef could wish for!
MAIN SITTING ROOM:- The main sitting room is located at the rear of the house with views over the gardens and patio doors leading out to a small patio with bistro seating.
Multiple seating options, comfy sofa's and even tiny seating for the children make this the ideal space to get together with your entire party.
Enjoy a relaxing evening in front of the TV after a busy day exploring all this beautiful region has to offer or there is more than enough room for family games night!
The open fire makes this a warm, welcoming and cosy room in cooler months and is just perfect to host a family christmas!
SNUG/PLAYROOM:- In addition to the main sitting room there is another smaller, cosy sitting room. Used as a snug this is a great spot to escape the hustle and bustle of the main house with a good book, and in the winter months curling up with the open fire. If you have children in your party, this is ideal as a playroom, equipped with games and a TV and with comfortable seating they will quickly claim this room as their very own!
BEDROOM 1:- Great for guests with restricted mobility, this spacious ground floor bedroom has a super comfortable king size bed and private ensuite bathroom with walk in shower and is fully accessible for wheelchair users.
CLOAKROOM:- For convenience there is also a cloakroom with WC and basin located on the ground floor.
UTILITY ROOM:- A very handy room with washing machine, and traditional style pully clothes dryer.
FIRST FLOOR
MASTER BEDROOM:- The master bedroom really is a wonderful space! A large room beautifully presented, it sports a king size bed, TV, seating area and private ensuite bathroom with jacuzzi bath the most relacing place to soak away the days activities with a glass of bubbly!
BEDROOM 2:- The first of 2 twin bedrooms, the room has 2 comfortable single beds and ensuite bathroom with both bath & shower.
BEDROOM 3:- The second twin room, again with 2 single beds, this time the ensuite has a shower enclosure.
BEDROOM 4:- A good size bedroom with king size bed and ensuite with shower enclosure.
BEDROOM 5:- A very spacious room with king size bed and ensuite with bath and over-bath shower.
BEDROOM 6:- Again a spacious room with king size bed and ensuite with bath.
OUTSIDE SPACE
Ardurned benefits from over 1.1 acres of extensive gardens on all sides of the house, large lawned spaces are great for children with boundless energy and the barbeque and seating areas are ideal for getting together on long warm summer evenings (we have more than you may think here in Scotland!).
The cherry on top is the hot tub, the most fantastic way to relax, unwind and soak away all the stresses and strains of every day life.
There is ample car parking on the driveway of the house for up to 10 cars and directly opposite the property is a field with children's playground.
THE AREA
On the doorstep of Gretna Green, Ardurned is the perfect base for exploring this historical area and areas further afield on both sides of the border!
Dumfries & Galloway boasts a wealth of activities to cater for everyone, from the most beautiful hiking & cycling routes to paddle boarding, clay pigeon shooting to a day with Highland cows there really is something to do every day. The region is supremely rich in history with various castles, ruins and even the birthplace of JM Barrie's Peter Pan.

Also provided is 24/7 guest support before and during your stay.
The local community-based team of Pass the Keys® personally inspects each home to certify they have met with the Pass the Keys® Property Readiness Standard.

* Hot Tub:- should the hot tub need a full changeover clean during your stay due to contamination an additional charge of £100 will apply.
