Please Note: This property is in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down, and no parties.

The Waters Edge HOA does not allow ANY pets, including service dogs, emotional support animals, or any other documented pet.

Welcome to River Daze! This 3 BD/3BA townhome is located in the riverfront community of Waters Edge and offers the best of both worlds, from the communal swimming pool and a fishing pier to a 10-minute walk (3-minute golf cart ride) to the beach! This townhome accommodates 7 guests and features hardwood floors throughout the entire house. The main area offers an open-concept kitchen/dining and living room that leads to a screened-in river-view porch. The main bedroom is located upstairs and opens to a private deck. Each of the 3 bedrooms has access to a private bathroom and provides plenty of storage space.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historical exploring, the famous Downtown Charleston is only a 25-minute car ride, offering endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Fall in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
Parking is provided for 2 standard-size vehicles (parking inside the garage). The garage opening is 7' tall and 9' wide.
The community pool is open April through October from 8 a.m. to 10 p.m. (exact dates can vary depending on weather), and the fishing dock is open year-round.
According to the HOA guidelines, grills, food trucks, and catering services that must be set up outside for service or preparation are not permitted.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you are a guest during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we must give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to notify all guests as the HOA alerts us of the service times or any changes.

In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. We are a family of four (adult children) and had an absolutely wonderful time. The home is in walking distance to the town and beach and my girls really enjoyed their pool time in the complex. I think we spent more time on the screened in porch or the upstairs porch to watch the sunset than inside. We travel a lot and loved the area and the management team was great--thank you!

Fantastic condo. Clean, relaxed beach feel, well decorated, comfortable, and had everything we needed. Enjoyed having the river view, screen porch, and the pool. Very walkable and quite close to the primary water tours and rentals spot. We still rented a golf cart and found that handy for beach trips and general getting around, particularly with the heat index the week we were there. Like other reviewers have mentioned, we did come across one very unwelcoming neighborhood resident, but the property manager was very supportive about it. And we also found several other residents to be pleasant.

We enjoyed our stay at Waters Edge. The facility was semi-clean, but I myself am a VERY picky person so take that with a grain of salt. There was noticeable grime and dirt in corners of floor. Cabinets in kitchen and bathrooms were dirty and unorganized. The pool was murky and looked like it needed some TLC. I was aware that there were little linens/blankets, so I strongly suggest bringing additional blankets because the coverlets were pretty thin. Other than that, it was nice and tucked away on the marsh side, and walkable to the beach. Overall, we had a fabulous time. Thank you

Unfortunately our stay was not as fulfilling or as peaceful as we had hoped. The property was not very clean, bare minimal in supplies and extremely unwelcoming as a home and neighborhood. Despite instructions regarding check in, there was a huge break down in communication after hours for us regarding vehicle parking and pool access which ultimately resulted in our vehicle being towed 50 miles away from our location and an extra $250 dollar expensive. The replacement pool key fob didn’t even work when management finally brought one. Then come to find out there was a lock box, not communicated, which had a parking pass and the pool access key fob. A spring storm resulted in second floor door and window water leakage which saturated the floor boards and throughout the stay water was then leaking thru the floor boards onto our feet. This water also leaked thru a first floor light fixture and completely saturated and flooded the kitchen dining room table region leaving the kitchen table rug wet throughout the stay. The bathrooms were filled with mold in the showers and there were beds that were not made upon our arrival. It could not have been made more clear by residents in the HOA as well that we were most unwelcome. It truly appeared Southern Hospitality was missing from this home and tow this year, which honestly saddens me since last year we had such a magical stay.

Easy Stay in Folly
Great location in Folly. The home seemed clean, however a few updates would go a long way. The rugs were really dirty and which is a little tough with small kids playing on the floor. Also note, if you plan to drive, always park in the garage. Someone is essentially sitting waiting to tow your car. Our neighbor was unloading groceries from their car and had to pay off the tow truck to avoid towing, He conveniently took Venmo. Just something to be aware of. Overall we were happy with our stay!

Fantastic Fall Getaway
Our family of four stayed in this beautiful home September 25th thru the 30th. The property is exactly as shown in the photos and was extremely clean. We enjoyed having the screened in porch for the early morning and evenings to enjoy the great weather and views. Having a garage was a great bonus and the location being out of the downtown congestion but close enough to walk was perfect.

Very nice, newly renovated, clean, townhouse in a quiet community.
This townhouse looks like it was recently renovated. It's really clean and conveniently located within walking distance to downtown and the beach. The beds are comfy and the rental company made check in easy and efficient. The living room chairs are pretty worn and a few new pots and pans would be nice but, overall, it was great and I would stay here again.

This property was perfect for our group of two college friends and our 4 college aged daughters. Short walk down to the restaurants and shops and the beach, the pool is a few units down with a great view and plenty of lounge chairs, access to the dock which was perfect for sunset cocktails and for launching our paddle boards. A couple of us were able to paddle near a baby dolphin and her mom. So cute! The unit is decorated perfectly for the beach. Loved it! 3 bedrooms and baths plenty of beds and room in the living room and eating area. Rep balconies yo enjoy the water views. Loved this property!! Folly Beach/Charleston area is the perfect vacation for a group! Plenty for everyone to do at their own leisure it as a group.

This is a great condo in a perfect location. Such an easy walk to the beach, restaurants, and shops! It was quiet and well maintained. Our only complaint was that the pool did not look clean enough to swim in. We were excited to utilize this feature but decided not to use it.
