SUMMARY
Authentic, luxurious group accommodation for 16 persons, with 8 bathrooms, 5 living rooms, 5 kitchens, 12 bedrooms, air conditioning, outside terrace, WiFi, 5 smart TVs and free parking.
This fully renovated authentic building from 1900 is located in picturesque Eijsden, 10 minutes from Maastricht: The ideal base for all the beauty, cosiness and activity that South Limburg and the Euregion has to offer.
In Eijsden itself everything can be found within walking distance: from restaurants, cafes, picturesque streets, terraces, castles, beautiful nature, water fun, fun valley, to a complete shopping center.

AMBIANCE
The property dates from around 1900 and has retained many authentic elements, while still enjoying all the contemporary luxury. That gives atmosphere, cosiness and comfort.

LAYOUT
This group accommodation consists of 5 apartments located in the same building, opposite and above each other. This gives you extra facilities, you can stay with a large group, while still offering enough privacy within the group. Authentic elements can be found in every room, such as floors, ceilings and windows. The ground floor has very high spaces, which exudes a luxurious and authentic atmosphere.

LIVING ROOM 1 (ground floor)
Atmospheric spacious living room (50 m2) with large U-sofa, fireplace, large dining table for 16 persons, large smart TV, authentic floors and ceilings. This living room is suitable for sitting / eating / drinking together with the whole group and has an open connection to kitchen 1.

KITCHEN 1 (ground floor)
Spacious kitchen (14 m2) also in an authentic atmosphere with natural light and door to the outside terrace. The kitchen has a large Boretti 6-burner stove, large sink, ovens, microwave, refrigerator, freezer, dishwasher and plenty of cupboard and counter space. This kitchen is adjacent to the large living room (living room 1). This kitchen is also best suited for preparing meals for the whole group, as it has a large stove with multiple ovens, large fridge / freezer, etc.

4 EXTRA LIVING ROOMS AND 4 EXTRA KITCHENS
This accommodation has 4 extra living rooms and 4 extra (open) kitchens. They are all very atmospheric, have large lounge sofas and dining tables, while the kitchens are all equipped with ceramic hobs, sinks, refrigerators with freezer, dishwashers, oven-microwave-grill combinations, and sufficient cupboard space above and below.

TERRACE/GARDEN (ground floor)
From both kitchens you can reach the private outside terrace (23 m2), which consists of 2 terraces connected via a large double open gate / door, both with a (lockable) back entrance to the street behind.
There are 3 folding outdoor tables with folding folding benches, so you can sit outside with the whole group. Bicycles can also be placed here if you have them, you can fold up the table (s) and bench (s) to make room for the bicycles. However, bicycles can also be placed at the front in the bicycle racks (if properly closed).

8 TOILETS
On the ground floor there are 3 toilets (1 independent and 2 in the bathrooms), on the 1st floor 3 toilets on the 2nd floor 2 toilets (all in the bathrooms).

CENTRAL HALL AND STAIRCASE
The 5 apartments of this group accommodation (6, 6A, 6B, 6C and 6D) are separated by the central staircase. The entrances of the 2 apartments on the ground floor (6 and 6A) are directly opposite each other, with only the hall in between.
One apartment (6) also has its own staircase that goes from the living room to the landing of the first floor, where there are 3 bedrooms and 2 bathrooms. The third apartment (6B) that makes up this group accommodation is located on the first floor directly above the second (6A), which can be reached via the central staircase (only 1 staircase). The fourth (6C) and fifth (6D) are on the second floor, accessible via the same central authentic staircase.

BEDROOM 1 (4p, ground floor)
Beautiful authentic 4-person bedroom (12.5 m2) with a Kingsize box spring bed (180x200) with pocket spring mattress and integrated comfort topper of 8 cm, which guarantees the best sleeping comfort. In addition, this room has a bunk bed that is also suitable for adults (2 x 90x200 beds) and is equipped with good mattresses (pocket springs with comfort foam topper), so that sleeping comfort is also optimal in the bunk bed.

BEDROOM 2 (2p, ground floor)
Atmospheric 2-person bedroom (7.7 m2) with a Kingsize box-spring bed (180x200) with pocket spring mattress and integrated comfort topper of 8 cm, which guarantees the best sleeping comfort. There is also a clothes rack in this room. From this bedroom there is direct connection to bathroom 2 (ensuite).

Each radiator can be individually controlled with a thermostatic valve. As a result, you only heat the rooms that you find necessary to heat and we do not consume unnecessary energy. TV AND WiFi
The 5 TVs are smart TVs equipped with Chrome cast, which means that you can watch what you want with apps on your own smart phone using your own smart phone as a remote control. For example Netflix, Disney, Youtube and of course the streaming service of your own TV provider at home, so that you can watch all the channels you have at home. This is not a party location, it is a stylish authentic building from 1900 that has been furnished with care and an eye for detail. An authentic building creates a lot of atmosphere, but can also be noisy when guests cause noise pollution.
Therefore, all guests are expected to be quiet after 10:00 PM and silent after 12 Midnight. This is all the more important when you sit together on the outside terrace or inside with the windows open.
Parties, smoking and pets are prohibited. Fines or extra costs may be charged for violating these or other house rules.
