Paradise Awaits: Standing by with warm water, hot sunsets, and cold cocktails! Just steps to sand and the beautiful Caribbean!!!

Welcome to our beautiful 3 bedroom/3.5 bath/single level villa, featuring amazing 180-degree ocean views from the living room. The house is situated in the exclusive gated Costa del Sol complex. It's just steps to sand and a stone's throw from the ocean.

The master is a king with a full bath. The other 2 bedrooms have 3/4 en suite baths: one with a King and the other with two double beds. Each bedroom has its own A/C enabling every guest to optimize their slumber climate.

The laundry room/half bath is off the kitchen, and we have an outside shower to rinse off the sand & salt.

Our fully equipped kitchen has everything needed to feel right at home including coffee & filters, condiments, and seasonings. There's a water cooler with purified chilled bottled water.

Washer/Dryer & laundry supplies are included so you can pack less and travel light.

The community's infinity pool overlooks the beautiful Caribbean Sea, with plenty of loungers, umbrellas, and free Wi-Fi. The grounds and pool are meticulously maintained daily.

Our private deep-water pier is less than a minute's walk from the front door. Boats of any size can pick you up for your ocean adventures; diving, fishing, snorkeling & island tours. Imagine relaxing with your morning coffee on the patio watching for your boat to arrive then strolling to the pier before they are docked! There is even a rinse tank for your dive gear.
Maid, chef, and shopping services with Jazmin are available at your convenience. Whether you prefer to completely relax & enjoy daily housekeeping and have all meals prepared for you, or only the occasional services during your stay, we can arrange whatever you wish. She is a wonderful cook and quite reasonably priced. Have a special occasion during your trip? Jazmin is a talented cake and pastry artisan. A Note on the Cleaning Fee: The posted fee is calculated to cover a housekeeping visit approximately every 2-3 days during your vacation, regardless of the length of your stay.

Costa del Sol is a gated community of 26 private homes, with security staff on-site around the clock. The staff has golf carts handy to help with transporting your bags and groceries to the house.

Diving with a premier operator on the island is available at a nice discount. Our property manager is one of the top local divemasters and works with the first-class scuba operation where we have negotiated special rates on diving and instruction for our guests. He and Jazmin are both natives of Cozumel and know the island intimately. They have great recommendations for all the best local spots for dining, shopping, services, culture, etc.

We have plenty of contacts for snorkeling, deep-sea fishing charters, flats fly-fishing guides, spearfishing, parasailing, jungle ATV tours, rental cars, and "wild side" bar/beach hopping tours. We're happy to help with reservations at your request.

Perfect Beach House!
This house made for a great family beach vacation. The location and neighborhood could not be better. The kitchen was well appointed and the house was everything we could have hoped for. We loved jumping off of the dock into the ocean. We even went snorkeling at night. The dive boat (Which the owner recommended and helped us reserve) picked us up right out front. We will definitely be coming back.

Spring Break w/the kids
We’ve been to Cozumel several times, but decided to try out a villa versus a resort this time around. After this experience, this is the route to go. My husband, I, and our two teen daughters had a great time. Jazmin is available if you need a cook. We had her cook daily at least two of the meals a day. She’s fabulous, and very helpful with any questions you might have. Depending on the wind, you can snorkel right off the ocean. It was very clean and quiet. We wanted a beautiful spot to enjoy the ocean, snorkel, and lay out. This was perfect. We brought our own foods from home that we knew we’d want to eat. Having a full kitchen and washer/dryer is a game changer. The vibe is just chill, and exactly what all of us needed. Thanks! We will be back!

Wonderful stay from planning to finish
We really enjoyed our stay. We were two couples vacationing together, along with a toddler. Communication with Mike was great, as were his suggestions. Jazmin is a gem! She and her husband prepared a few meals for us and we highly recommend that you take advantage of this service! The food was incredible (we'll echo others on the magic dip and the enchiladas), as are her deserts. The house is, as we see it, offers the best location in the neighborhood: it has an unobstructed view of the water, beach access from the porch, and ocean breezes. The kitchen is well-appointed, the rooms were comfortable, heat pumps/AC works in every room, and it's a beautiful home. As good as or better than the photos suggest. The hosts thoughtfully provided beach towels, toys and rafts, and plenty of snorkeling equipment. Swimming is great (and snorkeling was really good) right out front. The location is convenient to other attractions on the island. It was a fun and relaxing stay. Mike and Jazmin made it incredibly turnkey and welcoming!

Everything about our stay was exactly as listed, no surprises. We will definitely go back. Jazmin was the perfect hostess. stayed late to meet us on our arrival. Had a great stay at Mike's place in Cozumel. Great waterfront views and nice big kitchen. An easy drive from town, it's nice and quiet and away from all the cruise ship tourists. We had Jazmin cook dinner for us both nights and it was the best food we've had in Mexico. If you book the house, Mike will give you Jazmin's WhatsApp contact info. Would definitely stay again.

Wonderful and quiet location with a great small beach and pool. The community has it's own pier which makes getting picked up for fishing or scuba adventures very convenient. The only challenge for us was that we didn't rent a car and being 15-20 min from town meant that we needed a taxi for each trip. Excellent host and housekeeper is available to cook excellent meals for your group. We also appreciated that all 3 bedrooms had their own full bath. Great house right on the beach -- can't get any better than that! 🏖️

The Best in Cozumel
The home was beyond our expectations! The location is directly beachfront and the sunsets were spectacular from the lanai. The private pier was great for our diving and fishing excursions as our boats picked us up directly from the community. The pool and beach were great for snorkel, swimming and chilling. The house itself was very clean, comfortable and had all we needed to cook and make ourselves at home with enough room to spread out. Mike is an excellent owner and provided clear instructions and great recommendations. Jazmin the house manager is an excellent chef and gracious host! What an amazing vacation!
I can’t say enough good things about this wonderful house and the exceptional care Mike & Tammy took to make sure everything was perfect. The house is well equipped, beautifully furnished and we arrived and felt immediately at home. Jazmin’s cooking was so amazing we never ate out. It was a weeks worth of the best meals I’ve had on any vacation, ever. Our favorites were the tamales, the “Aztec cake” and enchiladas. Ask her about the “green sauce”!! The location of the house is quiet, the view is breathtaking and the snorkeling so much fun. Coffee every morning and cocktails looking over the serene Caribbean waters was a gift. If you’re looking for bars and nightlife, choose something closer to town. For us, the quiet evenings were perfect.

Amazing property and hosts. Beautiful house that walks out on to the beach with gorgeous views. Loved the quieter location south of town and loved they had a dock for all trips. House was very well stocked. Jazmin had some groceries, beer and pico made up ahead of time for us so we would have something available right away in case flights were delayed and we couldn’t get to the store first day(after a day of traveling I recommend using this service). Hosts checked in a few times to make sure everything was perfect. Jazmin cleaned the house and did laundry multiple times during our stay ensuring everything was always perfect. Will definitely be returning.

Absolute Paradise - Best for Scuba Diving
If I could give this property 10 stars, I would. We had an absolutely amazing stay! The Vista Del Sol community is so safe and welcoming and the location of this house cannot be beat if you are scuba diving, or if you just want to walk out your front door each day and see the ocean. We had plenty of room for our group of 6. The pool was great, the security was great, the snorkeling was great and it is not too far from downtown (but just far enough). Also, Jazmin is amazing, make sure you let her cook for you! THANK YOU SO MUCH, we will be back!

This is it!
Wonderful home right on the water in a quiet community. Host owner was unbelievably responsive and helpful, as were all people we met at the house location. Home was perfectly equipped with all your needs including plenty of snorkel gear since you can do so right off the dock. Amazing place to stay.
I am at a loss of how to fully explain how wonderful this location is. My words will never do it justice. From the attentive responses from Mike to the amazing cooking and cleaning by Jazmin, this place is worth every penny. Your 3 full bedrooms and 4 bathrooms are enough for our entire family. And the view... sigh. It's amazing. The snorkeling in the area is amazing and the grounds are kept up by attentive Costa staff. I would stay here again in a heartbeat. Thank you for having us.

Short 5 day dive trip.
4 of us stayed for a short dive trip. We have all been to Cozumel severl times before but this was by far the best experience. The place is exactly as described and very well equipped. The location is perfect with quick access to the pool and the dock where we were picked up for diving. Mike was very responsive and great to work with. He set us up with the cook and diving. He goes out of his way to provide any information that you might need for your stay. We will plan on staying here again.
