Location is everything!
Location is everything! Just minutes from the beach! The house was immaculate and customer service top notch. Completely fenced in backyard was perfect for our pups. Pool was refreshing after a day at the beach and the tall palms provided privacy from the homes next door.

This stay in AMI at this home was just okay. The only plus about this house was the location to the beach access on Bean Point and not figuring out street parking. Checking in was easy but had issues getting access to the "'game room" on the pool level. First we were told it was for homeowners only and once I communicated that it was part of the listing (and proved it) they decided to tell us how to access. With teenagers this was a necessity when booking the house. The pool was nice and shaded in the afternoon; bonus after a day in the sun at the beach but it had not been cleaned in a while as there was algae on the sides of pool. We were there from Monday - Friday and no one came to clean the pool even though it states that it happens weekly in the welcome book. Other than those items there was no WOW factor with this house. We will be back to AMI but will not return to this particular home.

Love this place!!
We absolutely love this property! Beautiful pool and close to the beach, perfect! Only complaints are master bedroom bed was very very uncomfortable and the ceiling fan wouldn’t work.

Worse rental experience in Anna Maria Island - no exaggeration.
I really hate that I must write this review. Below are the incidents that made this the worse vacation rental my family has ever used with no exaggerations. Untimely the property management company Vacasa is the issue. Sadly, we had nowhere else to stay and couldn’t leave. Disappointment is not a big enough word on my daughters 11th bday trip. 1. The house was 93 degrees upon arrival. The air conditioning set to 90 degrees and the house was unbearably hot at 93 degrees. Immediately reached out and was unable to reach a live person. I ended up texting with someone that gave me canned responses and we had to manually reset AC and pray it would work. 2. The fridge did not work and was melted inside when we arrived. The door did not stay closed, and we had to buy ice to keep the food from spoiling. The ice and water did not work and the touchpad was broken. Again, we received canned message saying they are reaching a local team. The fridge needs replacement. No one came to see about the issue. 3. The internet and cable did not work. We had to leave someone home all day to wait for cable company to come and fix it. All while on vacation. 4. The guest room tv is broken with lines running through the screen. Obviously broken for quite some time and never bothered to be replaced. 5. The pool was dirty, and we had to clean it ourselves in order to use it. 6. Master bedroom bed is collapsing on one side and extremely uncomfortable.

Great location, property needs maintenance.
Needs maintenance on property, broken frame on mattress, all need replacement. Bedding very inadequate with only a throw for a blanket on one queen bed. Bedding not reflective of pictures on listing. Location is great and could be a good rental with a few repairs and kitchen supplied with some basics, teaspoons, pizza cutter, sink drain and functioning auto ice maker.

Wonderful stay!
We had a great time. The pool and deck were amazing (& pool was warm!), the beach is just a few blocks away (Bean Point is the best beach on the island!), and the neighborhood is very peaceful. The house is very comfy. The bedroom beds are a bit small (full size not queen), but the whole house is cozy and super clean. The kitchen and living areas are larger than expected and nice to relax in. We would love to stay here again.

Great location
The location was fantastic, just a short walk to the beach. We had some issues getting into the unit. The keypad is updated, the management company's text system did not have the correct instructions, and we did not receive a code for the lockbox. This was fixed with one phone call. There were a couple of minor maintenance issues with the property. These were corrected very quickly by the management company, Vacassa. They were very quick to respond and communicate. The mattresses are firm, very firm. My sleep number is 20, so this was a big change for me, but I slept fine. Overall this was a great property in a great location, we would stay their again.

Great location, nice house, some comfort issues
The good: The location of this property is awesome--short walk to the beach, quiet street, and walkable to Pine Ave. We also rented a golf cart which was a nice option to get to the shops/restaurants on Pine Ave as well. The layout of the house was nice as well, and kitchen and bathrooms were updated and clean. The bad: We paid the daily extra fee for the pool to be heated to 85 degrees, and were really disappointed that not only was it not heated, but it was set and locked at 70 degrees--a full 10 degrees below what is advertised in the listing. We had difficulty getting ahold of the local office--tried calling and messaging through the number for Vacasa listed on the VRBO listing three times the first morning we were there. Not what you want to be spending your time doing on a girls weekend. By the time we got ahold of someone at the local office it was in the afternoon and they weren't able to get some out out to heat the pool on a weekend (and it would've taken the rest of our stay to heat it 15 degrees). They did refund us the pool heating fee plus $100. Another weird/annoying thing was that the house alarm went off a few times when we were trying to use the keypad to unlock the door to get in. There was no mention of an alarm or a code, so we just had to wait it out until it stopped. A few maintenance issues: The ice machine in the refrigerator didn't work and a bag of ice was left in the freezer for us, which was nice, but not enough ice compared with what you'd get with a working ice maker. The mini blinds downstairs in the game room were chewed up and broken by someone's pet and not repaired yet.

Needs Improvements
Location was great. Master bedroom bed not comfortable, needs replaced. We had no Wi-Fi for the entire stay and it was reported multiple times. The lock code didn’t work on arrival, so had to call. Very stingy with the soap - no hand soap in kitchen and only one bar in each bathroom. So the same bar had to be used for washing hands at sink and for washing in the shower. I’ve stayed at other vrbos with more amenities.

Location, Location, Location
Titles says it all. Located in the northern tip of the island, close to multiple beach access points and our favorite hang out spot, Rod & Reel Pier. We have been to AMI several times and love the beach area called Bean Point and specifically looked for a house close to Bean Point and Rod & Reel. Nice pool and peaceful backyard with plenty of seating, both shaded and in the sun. Fun lower level game room for when you need a break. House was clean and welcoming. Property Management team was quick to reply to the few questions I had. Would definitely stay again.

Beautiful place poorly managed
This home is beautiful and clean. It sits just a block away from the ocean and has many amenities. I've used VRBO for decades & have always been happy with the quick communication between myself & the owners of the properties. I emailed this owner a few times before our trip with questions & I never received any answers. Upon arrival, the key pad didn't work. The backup lock box code wasn't working either. We had to contact the management for new codes. There was only one key in the lock box once we got in there. This was all we had for 4 adults to use because the keypad was still not working. Once we entered we found one bathroom had not even been cleaned. Urine was on the toilet seat and an old towel was on the rack. Management waved our cleaning fee but this is still upsetting to walk into especially after we had such a hard time even getting in. The dryer took hours to dry our towels. We found a mound of sand in the trap. Only one laundry packet was available & I was told there would be 2. All of these things are little and easy to overlook if they were an isolated issues but all of them in just a matter of a few hours was really disappointing considering the amount of money we spent to rent the home. It really is beautiful and it has a lot of offer. I hope it is managed better in the future.

We thoroughly enjoyed our stay here. The proximity to the beach was fantastic. The property was stellar for our large, kid laden family. Plenty of space, and very comfortable. Our only complaint is that the dryer does not dry well and we often had to put our laundry on the deck railing to dry.

Great Location, Average accomidations!
The house is located in a wondeful quiet north end of AMI. Quick walk to the beach. The home itself needs updating and attention in the living room, kitchen, and utdoor lounge furniture. The house is bright and airy and has a nice pool. The couches need replacing as they are broken down and uncomfortable. The kitchen is equipped with most of what you need to cook and the property manager was prompt in getting us additional supplies that we needed to be able to cook. Compared to many vacation rentals at a comparable pricepoint that we have stayed in all over the island for the past 15 years, it was less equipped than we've expereinced. but in general still a nice place.

House was great and matched well to description. Well kept mostly and updated paint showed well. Kids loved the pool! Only areas of feedback… 1. Original keypad code didn’t work and refresh didn’t either. Had to use hard keys the whole time. 2. Dryer had issues, took multiple runs to dry clothes. 3. Need new couches in living room. While we made the most of it.. The listing wasn't accurate
We we booked this property for our wedding! We were really excited and the property itself was great.. However, we ran into several issues.. And though we made the most of our stay the best we could.. a review def needed to be left 1.. the property didn't match the photos.. They didn't update the photos before we arrived and the house was a different color .. no big deal but worth mentioning.. its updated now.. 2.. We had NO internet.. THIS WAS HUGE.. we were eloping and we had guests and work requirements that we needed internet access for.. Property has it listed.. They sent out techs and what not but we remained without service during our duration, which on an island as you can imagine caused several hiccups throughout our long weekend as it was hard if not impossible to get any kind of service on the island.. Also causing us to have to take an additional day off work, when we thought we could remotely at this home. 3. upon arrival, the code didn't work and there were no keys left for us in the box.. this required us to call and wait to get access. 4. No shower rod in the bottom floor shower.. again we made the most of it, but worth noting.. 5. no outdoor pool lighting.. Was told lawn maintenance must have inadvertently cut power on accident.. Made night time enjoyment difficult to say the least. 6. though not the properties fault by any means, again, worth noting that the property next door was undergoing a severe renovation, so there was construction crews on the roof overlooking the house and yard all day and night, so 0 privacy, as well as power tools, yelling, music, sawdust all day, debris all around..and everything else that accompanies construction.. We wanted a relaxing place to enjoy a small elopement.. and while we made the most of it.. we were hoping to keep coming here year after year for anniversaries.. i just don't think we'll be back, sadly.

Overall it was a great stay. Property in decent condition & as advertised. Living room couch should be replaced, a couple outdoor loungers had seen better days and should also be replaced. Disappointed that owner did not allow access to garage for storage of bicycles & motorcycle that we brought along. Did not recall seeing this in description when booked. Experienced maintenance issue on check in day, low water pressure & no hot water. Resolved by end of next day. Did have 3 different repairmen show up unannounced to do work outside, a bit inconvenient, but manageable since required no entry to house. Did take ~5 phone calls to customer service to get a replacement shower curtain due to mold. Spiral stairs to pool collect water and can be pretty slick, watch your step! Great area of island, much more quiet and less vehicle traffic than Holmes Beach & Bradenton Beach, but loads of foot & bike traffic to watch out for. Beach was ~5-7 min walk, but a beautiful one to be just south of Bean Point.

2020 Winter Getaway
We were very excited to get to Anna Maria this year and the pictures and reviews of this house were good. Unfortunately, pictures can be deceiving. While the house was adequate, most of the furniture could use an upgrade. The sofa was so worn out that when three people sat on it we all sank into the middle. We had planned on using the pull-out bed in it but there was no bedding for it. There was no extra bedding for any of the beds in the house. The kitchen was very sparsely stocked - not a cookie sheet to be found. The outside furniture was rusted, broken and cracked. And unfortunately, the pool area was only sunny for about 2 early hours of the day. Luckily it is a quick and easy walk to the beach - fyi...no beach chairs etc are provided at the house. The worst problem though was the septic system. The day we arrived we smelled an awful sewer type smell outside - at pool, on balconies, anywhere outside the house. My husband investigated and found that the septic tank was overflowing. I called the number given - not local management - they sent some guy with a bottle of Liquid Plumber - and thought the basement toilet was the problem. Told them that was not it, explained what my husband found, they then sent out a plumber. He was told by them to check the basement toilet. Again, not the problem. I'm not sure what the plumber did but the smell only got a little better. It stayed like that the rest of the week. Then on Saturday morning ( we were staying until Monday) a cleaning service showed up to tell us we were supposed to be leaving. On Sunday while we were out shopping I received a call from the property management saying that the neighbors were complaining about the noise - we weren't even at the house. I told him this and he continued to tell me that he just wanted to let me know because the next step would be the neighbor calling the police. All in all we enjoyed Anna Maria Island and the location of the home. Unfortunately it needs a little work and better communication from the property management company.
